首季不動產交易 年減近4成

（中央社記者林惠君台北2014年4月1日電）世邦魏理仕今天表示，今年第 1季不動產市場成交量下滑到新台幣358億，年減37%，雖是傳統淡季，但也創下金融海嘯後2009年第1季以來最低。

世邦魏理仕表示，自開春以來，商用不動產交易市況慘淡，第1季開出77億元低量，年減7成，其中近5成交易需求來自於企業自用。

交易類型部分，廠辦及廠房交易居多，佔商用不動產交易金額 47%，辦公室產品投資軌跡已偏離台北市，包括南山人壽以13億買下桃園中壢商辦；三商美邦則以8.2億投資高雄市苓雅區辦公大樓，都非傳統商辦投資熱門地區。

不過，世邦魏理仕表示，亞洲私募基金仍關注台北市中心優質不動產，及具開發潛力土地，預計未來兩季內能看到成交案例。

另外，第1季土地交易金額合計 280億，年減14%，但整體而言維持往年平均水準。主要買方是開發商，全台獵地153億，比重佔總成交量超過5成，顯示建商態度依舊積極。
