打房見效 新加坡房價連兩季下滑

彭博報導，新加坡第1季房屋價格連兩季下滑，因房貸緊縮導致這個亞洲第2昂貴房市需求降溫。

根據新加坡市區重建局（Urban RedevelopmentAuthority，URA）今天公布數據，一項追蹤住宅價格的指數在截至3月31日1季下降1.3%至211.6點，為2009年6月以來最大降幅，前1季降幅為0.9%。

最近的房價下跌「將為今年定調」，房地產仲介公司Chesterton Singapore Pte經理唐納‧韓（DonaldHan，音譯）表示，「黃金地段房屋跌價可能超過郊區，因黃金地段主要是轉售公寓，在價格上未受到控制，然而郊區新建案房價能受到開發商控制。」

值低利率之際，房價創歷史新高，引發外界擔心房市泡沫化並促使新加坡政府加重2009年展開的打房力道，以抑制房地產市場投機炒作。除先前新稅和提高房屋首付等措施外，新加坡6月實施規定，以監管金融機構對個人放貸情形。

新加坡去年房價上漲1.1%，低於2012年的2.8%漲幅，為2008年以來最小房價年增幅度，2008年房價下跌4.7%。
