安永看法╱淨值增幅 符合市場預期

國泰人壽領先國內其他同業，更改會計政策，以公允價值取代傳統的成本法，讓淨值增加、財務指標改善。安永聯合會計師事務所昨（31）日表示，觀察國壽宣布的淨值增加程度，符合市場預期。

金管會今年起，開放一般企業及銀行等金融業，可將持有投資性不動產後續衡量，從成本模式改採公允價值模式。至於公允價值的衡量方式，保險業不限定只能預估未來現金流量的收益法估價，可依照一般估價方式辦理。

國壽此次即採一般市價估算投資性不動產。

安永分析說，如果採用收益法估價，因為要預計未來的現金流量，有些投資性不動產較難預估，將導致價值偏低；此次國壽採用市價法，估價結果淨值增加1,240億元，符合先前市場的預期。
