《傳產》政府打房猛加稅，特殊產品成交多

【時報記者郭鴻慧台北報導】今日內政部揭露五月份實價登錄資料，可發現揭露高價資料中，北市特殊產品越來越多，除萬華區有高達39.5億總價的阿曼TIT成交資料，各區域也有不少高價土地成交，住商不動產企劃研究室主任徐佳馨表示，政府打房聲聲催，不只針對移轉稅部分查核動作頻頻，也同時調高持有稅率，在此狀況下，不少持有者積極汰弱留強，購買人也認為未來將會是特殊產品出線，而在高門檻排除其他競爭者下，只要標的具有長線投資價值，買方看來毫不手軟。

揭露最受注意的就是總價高達39.5億的阿曼TIT，徐佳馨指出，受惠於西門町零售業的發達，近來區域交易活絡，萬華「阿曼TiT」位處北市西寧南路、武昌街口，屬西門町商圈，屋齡約3年，1~2樓每坪拆算價格約300萬元，若以每月租金7500元推算，全年租金收益近千萬元，整體租金投報率約3%，符合金管會2.875%的要求，外界推估四月份就傳出寶豐隆興業持有的西門町「TiT國際廣場」以39.5億元賣給三商美邦人壽，相較2011年取得時價格約28億元，獲利約11.5億元、幅度超過4成，可說是今年最大商用不動產交易案。

除了萬華標的吸睛，除內湖本月天價外，其餘各區天價案也多由土地和店面拔得頭籌。住商不動產北市區經理錢思明分析，近來雖然一般市場交易清淡，但特殊產品買氣仍在一定水準之上，特別是土地，由於持有與移轉稅負不斷提高，不少業主評估後認為獨立開發困難，獲利了結相對划算，也造就了不少天價土地成交。

人民幣兌美元30日續收升逾百點，結匯盤偏重。收盤時漲幅收窄，截至收盤，收報6.2050元，上漲131個基點。

路透報導，交易員分析，中國人民銀行（大陸央行）的態度還是可以在盤中判斷出來。以目前的情況來看，大陸央行並不希望人民幣進一步貶值，但具體會走強到哪個位置，則要看市場本身的供需。至於會在哪一個價位出現調控，則還需要繼續觀察，短期來看，6.2元是重要的觀察點。
